Open House It! Classes From The Oscars

Every few years the housing market rewrites the rules, and buyers who learned the last set of rules show up unprepared for the new ones. Right now, the rules have changed more than they have at any point in a generation. The buyers who understand that are finding deals. The ones who do not are making expensive mistakes.

Home prices at the national level have remained well above their pre-pandemic levels even as sales volume collapsed. The reason is supply. Homeowners who locked in three percent mortgages in 2020 and 2021 have almost no incentive to sell, which means the correction that many analysts were expecting simply did not materialize the way the data suggested it should.

Affordability, by the standard measure of what share of median household income goes toward the monthly payment on a median-priced home, is near its worst level since the early 1980s. That is a real problem, and it is not going away quickly. A market can stay unaffordable for longer than most buyers expect to wait. What it means, practically, is that fewer people can compete for each property.

Shop at least three lenders before you commit to one. A 0.25 percent gap between two lenders’ quotes adds up to tens of thousands of dollars over the life of most home loans. Lender fees vary too. Do not compare rate quotes without also comparing origination fees, points, and closing costs.

The appraisal is the lender’s check, not yours. If the home appraises below the contract price, the lender will only finance against the appraised value. Ask your agent how common appraisal gaps have been in your target price range and neighborhood.

Budget enough to cover origination fees, title, escrow, prepaid taxes, and insurance without being caught short at the table. First-time buyers routinely underestimate this number. Ask your lender for a Loan Estimate with a realistic purchase price so the numbers reflect what you are actually going to face.

For buyers with a stable income, a down payment of at least ten percent, and a concrete plan to stay in the home for at least five years, this market is full of opportunity that distracted or impatient buyers miss. The homes that meet real criteria at a realistic price are still moving. They are moving to buyers who showed up prepared.

The buyers who come out ahead in this market are not the ones who waited for perfect conditions. They are the ones who understood what they could afford and moved with confidence. If you are ready to take that step, real estate listings and buyer tools are a practical starting point.
